How about is it for an instant heater for sparging water in a nanobrewery?

For a small space, it is really difficult to find more space and space is money.
I heard that some small brewery system will use an instant heater instead of a hot water tank to supply sparging water or the first mashing water.
My question is: Will it work well? What type of instant heater should it be? Thanks.
