Office Building

The office building is the management center and external window of the brewery. The planning of the office area needs to take into account functionality, image and sustainability. An independent management floor needs to be planned in the office building as an administrative office area, and the area is equipped with an intelligent office system to meet the needs of real-time monitoring of production data; multi-functional meeting rooms and customer tasting rooms need to be set up in the meeting and reception area. It is recommended to combine the beer culture elements of the brewery to enhance brand immersion.

Investment proportion: usually 5%-8% of the total investment. Medium and large factories can consider modular expansion design.

Living Architecture

Reasonable planning of the employee living area can improve team stability and production efficiency. The location should be far away from the noise and odor sources in the production area and should reflect humanistic care. The employee dormitory is equipped with independent bathroom, air conditioning and public activity space; the catering center must meet food safety standards and set up a temporary storage area for raw materials and a kitchen waste treatment system; facilities such as gyms and libraries can enhance employees’ sense of belonging and can be built if there is a budget.

Investment advice: account for 3%-5% of the total investment.

Brewing Plant

The brewing plant is the core investment sector of the brewery and needs to be planned based on the process flow of mash, fermentation, and filling.

The raw material processing area needs to be equipped with a dust removal and explosion-proof system, and the floor of the malt crushing room needs to be anti-slip and anti-corrosion treated;15%-20% maintenance space needs to be reserved in the equipment-intensive area of the mash workshop; the fermentation area needs to be kept at a constant temperature and humidity; and the cleanliness of the filling line needs to reach the 100,000-level standard. A U-shaped production line layout can be used to shorten the material transportation distance.

Cost proportion: about 45%-55% of the total investment. 10% budget flexibility needs to be reserved for equipment, foundation, and pre-buried pipelines.

Warehouse Workshop

The storage system needs to balance inventory turnover and product preservation requirements, and the design needs to be forward-looking. Malt and hops in the raw material warehouse need to be stored separately, and equipped with temperature and humidity monitoring and pest control systems; the bottle, can, and carton area in the packaging material warehouse needs to be isolated according to the fire protection level, and pay attention to the stacking height; the finished product warehouse needs to be temperature-controlled, and shuttle shelves can be used to improve space utilization.

Investment ratio: 12%-15% of total investment.
